Peykar Capital LLC is a private real estate investment sponsor created to acquire, improve, manage, and sell at a handsome profit, multi-tenant industrial business parks. These parks house tenants from various industries, including e-commerce, last-mile distribution, light manufacturing, warehousing, robotics, 3-D manufacturing, medical testing, and others.
Peykar Capital's primary goal is to acquire stabilized multi-tenant industrial properties below replacement cost and increase their value through renovation, repositioning, improved leasing, and effective management. This strategy aims to provide attractive current cash distributions to investors while offering potential capital appreciation and inflation protection over a 3- to 5-year holding period.

In early 2022, the Fed's swift interest rate hikes posed challenges for many classes of commercial real estate. These rapid rate hikes have resulted in a rare buying opportunity in the multi-tenant industrial market that we expect to persist throughout 2024 and into 2026.

We believe there is a once-in-a-decade buying opportunity in multi-tenant industrial real estate. Even though there is a high demand for these properties and limited supply, certain owners face challenges with refinancing when their interest rate caps expire or existing low-coupon loans mature. Consequently, in many cases, lenders and existing investors are pressuring owners to sell assets, resulting in properties hitting the market at the lowest prices we've witnessed in years.
